Maintenance Guide for Tenants

Everything you need to know about urgent and non-urgent maintenance repairs, and who to contact when issues arise.

Property Maintenance & Emergency Repairs

If you experience a genuine emergency outside of office hours, please follow the process outlined below.

For all non-urgent maintenance, requests must be submitted via the PropertyMe Tenant App (mobile or web).

What Is a Genuine Emergency?

Under the Residential Tenancies Act 1987 (WA), an emergency is an issue that:

  1. Poses an immediate risk to health or safety.
  2. Is likely to cause serious damage to the property.
  3. Requires urgent attention to prevent further damage or inconvenience.

Examples of genuine emergencies include:

  • Burst or leaking water pipes.
  • Blocked or broken toilet (where there is no second toilet available).
  • Serious roof leaks.
  • Gas leaks.
  • Dangerous electrical faults (such as exposed wiring).
  • Flooding or storm-related damage.
  • Fire damage or impact damage (e.g. vehicle collision).
  • Failure of essential services such as gas, electricity, or water.
  • Hot water system failure.
  • Any damage that makes the property unsafe or insecure.

Emergency Contact Details

The emergency contact details provided below are strictly for genuine emergencies only, as defined under the Residential Tenancies Act 1987 (WA).

If a tradesperson is contacted for an issue that is not classified as an emergency, or where the problem is caused by tenant misuse, neglect, or a false report, the tenant may be responsible for the full cost of the call-out and repairs.

Reporting Non-Urgent Maintenance

All non-urgent maintenance requests must be submitted in writing via the PropertyMe Tenant Portal.

Please do not arrange or authorise repairs unless the matter qualifies as a genuine emergency. If the repair is not the owner’s responsibility, or is caused by tenant fault, the tenant will be liable for the full cost.

In the event of a break-in, the incident must be reported to WA Police, and a police report number must be provided to your Property Manager for insurance purposes.
